Our rule of thumb is to collect first month, last month, and 1-month security deposit as the down payment, but there can of course be some exceptions. Lastly, we perform a move-in inventory at the walk thru which details condition of every location of the home the day the tenant takes over.
Tenant Move Out
When the tenant moves out of the property, we will inspect the unit and compare it to the move-in condition. Afterwards we create a charge list based on the condition of the property, which generally is paid out of the security deposit. We will process the move out according to the local and state laws. Part of our job is to conduct periodic inspection of the property to ensure that it is up to standards, and there are no violations made by the tenant.
Eviction of Tenant
There are instances in which a tenant needs to be evicted. We do full eviction process as part of our property management services. We handle the process starting from the delivery of the three-day notice letter to the retrieval of the property after sheriff enforces the eviction affirmed by the court.
We make residential property management as convenient as possible for our clients. Our system allows tenants to view their ledger, pay rent, and submit a maintenance request online. Acceptable modes of payment include ACH transfer and credit card. Our system also allows tenants to setup monthly automatic payments. Aside from payments, tenants can also request for maintenance services online. Property owners can monitor the performance of their assets through our online system as well with their owner reports available always.
Financials and Accounting
Part of our real estate property management services is paying bills on behalf of the property owner if they choose. We can also provide monthly financial reports for better transparency.
